Project Overview

Gateway’s ambitious plans involve creating a new community that significantly enhances the local area. The identified and much-needed highway improvements on the A6/A507 will also be delivered, benefitting all those who live, work and travel in central Bedfordshire.

The site is located at the heart of a sustainable network of traditional Bedfordshire villages, enabling the new neighbourhood to complement the services and facilities already available nearby, which in turn will also be strengthened through additional patronage. 

Bookended by railway stations in Flitwick to the west, and Biggleswade to the east, both of which will be accessible via public transport, this site provides an exciting opportunity to create a sustainable new community, mirroring the pattern and form of the surrounding area.

As a new garden village, and to complement and enhance provision in neighbouring villages, a new village centre will be located at the heart of the scheme. This could include a mix of:

  • Flexible, connected office space, including purpose built live-work units, to reflect the needs of small businesses and creating employment opportunities close to home
  • A range of store sizes, anchor store(s) and smaller, independent retailers, encouraging small businesses and specialised shops alongside bars, pubs and cafés
  • Public transport hub and good connectivity to the local footpath, cycleway network – with plenty of cycle parking
  • Opportunities for new health facilities, such as a GP surgery
